Welcome

As part of our ongoing investment in Bristol, we are proposing to redevelop a one-acre parcel of land – which we call Cabot Gate – on either side of the entrance to our main car park off Newfoundland Way. The site had planning permission for offices but the consent has now lapsed and a mix of uses is being considered instead.

Our new proposal would transform the underused, brownfield site into a greener, safer, more attractive and pedestrian-friendly place with new homes (for students but also potentially co-living), community space, a café, new public open space and potentially a new hotel. Our intention is for two buildings including an exceptional and unique octagonal building that would mark this entry point to the city.

This website sets out our plans, and we welcome your feedback. We are also holding a webinar on Tuesday, August 19, 6.30pm, where our team will explain the proposal and answer your questions. Please register if you’d like to attend.

Please provide your feedback by Monday 25 August 2025.

About Cabot Circus

Cabot Circus is one part of Hammerson’s Bristol city centre estate, which also includes part of  Broadmead and Quaker Friars. We play a central role in the life of Bristol, as investors and managers of the city’s main retail and leisure destination, but also in helping deliver new homes and community facilities in the heart of Bristol.

Working in close collaboration with Bristol City Council on its ambitions for the city centre we have set out a long-term vision to evolve our wider estate to include a wide mix of uses including housing, commercial (workspace, hotel, retail & leisure) and cultural space. Our plans include a substantial investment in revitalising Quakers Friars with new public realm, a potential health hub and a cultural venue. The plans are part of Hammerson’s ongoing commitment to Bristol city centre and follow a programme of investment into Cabot Circus. This includes the introduction of major new leisure, food and drink additions such as King Pins Bowl and Treetop Golf, as well as the transformational arrival of M&S and Odeon later this year. There is more to come, and everything aligns with Hammerson’s vision to curate a buzzing, multi-use destination in the heart of Bristol.
